Additionally, demand for premium homes priced above ₹1 crore has surged fivefold in the last five years, reflecting a growing appetite for luxury living in Pune.

Over the past year, property prices have risen by 11%, with prime locations like Hinjewadi and Wakad experiencing a 4% increase. Despite a surge in demand, new project launches have slowed down in 2024 due to delays in approvals and land acquisition challenges. As a result, new housing supply has dropped by 25%, creating a more competitive market for homebuyers.

The Rise of Redevelopment and Mixed-Use Projects

With limited land availability, redevelopment projects are becoming increasingly popular in Pune. Aging housing societies and outdated buildings are being transformed into modern residential complexes featuring smart homes, landscaped green spaces, and state-of-the-art amenities. Luxury real estate in Pune is on the rise, with high-end apartment sales reaching 825 units in 2024—more than double the 400 units sold in 2023. However, new luxury housing launches remain scarce, with only 295 high-end units introduced in 2024. This limited supply has led to increased demand in premium localities such as Koregaon Park, Kalyani Nagar, and Hinjewadi, where luxury homes are becoming highly sought after.

Additionally, the introduction of Quarterly Progress Reports (QPRs) on MahaRERA has improved project accountability, with compliance rates rising from 0.02% in early 2023 to 62% in 2024.
